Lot #16, is over one rai with irregular boundaries (see map).  It has a long frontage on the road and no neighbors on the north except for the inhabitants of Monkey Mountain. This lot has about 20 meters directly on a tidal klong (stream) with views to the Phra Thong bay and the mountains of Koh Ra beyond.  It is available for a special price of 89,000 Euros.

Direct foreign ownership under Thai law:


Foreigners cannot own land in Thailand. It has been arranged, therefore, for them to obtain 30-year leases to their land, renewable for an additional 30-year period without additional payment except for legal and official fees. It is the Company's intent to provide a perpetual lease, and you may extend your lease for another 30 years at any time. Recently the Government has been considering extending the legal maximum lease period, and the Lease Agreement gives the right to extend the lease to the maximum allowed by the Government.

Leases are officially registered with the land office and take precedence over any other claims on the company in the future. Leases may be freely sold to others, provided they agree to abide by the original agreements. The details of these arrangements are clearly stated in the Lease Agreement and Agreement on Use of Land at Golden Buddha Beach.

 

The Lost Horizons Resort Company holds a land document entitled NS3 K, which is not a full land title (chanod), but the nearest legal right to a full title. This form of land tenure prevails in most rural areas in Thailand, which have not yet been reached by the national survey grid and national land titling system. It is a form of land ownership recognized by commercial banks for mortgage purposes, and as a legal right can be bought and sold without any encumbrances.


Citizens of Thailand and Thai Companies may make outright purchases.  At least two lots at the resort are owned outright.

The members (home and lot owners) have an elected committee which respresents their interests and commuicates with the Company.  This committee is know as the Golden Buddha Members Committee (GBMC).  The Company and GBMC work together to review plans for construction, environments issues, and establish the annual fees for each lot.  The annual fees support the provision of security, grounds and house maintenance, local management, water and electricity. 


Lost Horizon Resort Co. Ltd. has been in business for over 15 years and will continue to maintain the leases and their transfer when owners desire.  Anyone wishing to “sale” their lease to another party or renew their lease may do so for a simple fee.  This fee is currently 50,000 Thai baht and is usually paid by the buyer as part of the closing costs.
